Foundation and Superstructure
The foundation is cast in situ reinforced concrete raft foundations. The super structure consists of reinforced concrete columns, beams, slabs and cement block walls.
The internal walls are finished with a smooth plaster and painted with Dulux or equivalent emulsion paint in standard colors. The external walls are finished with a semi rough plaster and painted with 03 coats of Dulux or equivalent weather shield paint.
Good quality 2’ x 2’ Porcelain tiles in Living, Dining, Bedrooms and Pantry along with a 4” high tile skirting. Non-slippery rustic Porcelain tiles with 4” high tile skirting in balcony/utility areas.
A skim coated soffit in apartment units and concealed dropped ceiling in lift lobbies finished with Dulux or equivalent emulsion paint.
Non-slippery 2’ x 1’ Porcelain floor tiles and Ceramic 2’x 1’wall tiles up to 8’. The balance area is to be painted with Dulux or equivalent paint in standard colors.
Bathroom Fittings and Accessories
Duravit or equivalent white toilet fittings. Hansgrohe or equivalent tap fittings with 6 piece accessories set and showers for bathrooms, including tempered glass shower partition.
Pantry cupboards with Perstop counter top and treated Mahogani wood sashes. Fitted with cooker hob, hood and oven. Chrome plated swan neck mixer tap and Teka stainless steel sink. Single bowl with single drain to be provided.
The main door sash is a 1 ½’’ thick treated Mahogany paneling with stainless steel ironmongery. Internal door sashes are 1 ¼’’ thick treated Mahogany paneling with Union/Albion or equivalent door locks and stainless steel ironmongery.
Windows/French windows and fan lights are made with Alumex or equivalent powder coated aluminum extrusions with necessary accessories and clear float glass.
National grid- Three phase, with prime rated back-up generator power. Orange or equivalent accessories.
Air Conditioning and Ventilation
AC Units – Split type invertor air conditioner for the Master bedroom. Split units are available for other areas on request.
There are ceiling fans available for the living area and all bedrooms. Most toilets are naturally ventilated, while other toilets and pantry are fitted with extractor fans.
Sewage and Waste Water Disposal
A sewage treatment system with the outow recycled and rainwater harvested for gardening.
Mains supply. Hot water is available in master bathroom and provisions for hot water are provided for all other bathrooms and pantry.
Fire Protection and Detection System
Designed according to the fire department requirements and regulations. Wet riser system with fire fighting hose reels and fire extinguishers are available at each level. Furthermore, heat detection systems are provided for pantry areas.
TV system /Telephone /Internet
TV, Telephone/Data socket outlets are provided.
A 24-hour security service is available. CCTV cameras are placed at common areas and an intercom system is also provided, along with secured lift entrances.
One parking for each apartment is available with an electrical car charging point
A temperature controlled common Garbage collection point is available.
